What our customers are saying
Storm or Flood Damage? Read This Before You Repair
After Hurricanes Helene and Milton in 2024, the City of Tampa mailed about 1,900 “substantial damage” letters to homeowners in flood hazard areas. FEMA’s 50% rule is the reason: in a Special Flood Hazard Area, if repairs cost half or more of the building’s market value, the whole house has to be brought up to current floodplain and building codes, which can mean elevating it. Hillsborough County counts permits from the previous 12 months toward that 50%.
For many owners that turns a repair into a rebuild they can’t fund. We buy storm- and flood-damaged houses as-is, before or after a substantial damage determination, so the cost and the permitting become our problem, not yours. If you got one of those letters, mention it when you call.
Selling a Tampa Rental
We buy rented houses all the time, whether the tenant is paying or not, cooperative or not. You don’t need an empty house to sell to us: we can buy with the tenant still there, and the lease comes with the sale. If the tenant has stopped paying, Florida’s process starts with a written 3-day notice (not counting weekends and court holidays) before an eviction can be filed; we’re happy to buy before or during that process.
Inherited a House in Hillsborough County?
Probate in Hillsborough runs through the Thirteenth Judicial Circuit, with the Clerk’s probate office at the George E. Edgecomb Courthouse, 800 E. Twiggs St. An original will has to be deposited with the Clerk within 10 days of learning of the death. Estates of $150,000 or less (excluding a protected homestead; the limit rose from $75,000 on July 1, 2026), or where the death was more than two years ago, may qualify for faster summary administration. A probate attorney can tell you which applies; if you don’t have one, we can recommend probate attorneys we work with. Our guide to selling an inherited house in Florida walks through each step.
Facing a Foreclosure Sale Date
Hillsborough’s foreclosure auctions are held online every weekday at 10 a.m. Your right to redeem the home by paying the judgment lasts until the Clerk issues the Certificate of Sale, and a sale to us before then can let you keep your equity. If you’ve just been served, you have 20 days to answer the complaint, so speak with a Florida-licensed attorney now; if you don’t have one, call us and we’ll connect you with one. Our foreclosure guide covers every option, including keeping the house.
When We’re Not Your Best Option
If your house is updated, undamaged and in a neighborhood where buyers can get a mortgage easily, a good listing agent will probably get you more, even after commission. We make the most sense when repairs, tenants, an estate, a deadline or a flood determination stand between you and a normal sale. We’ll say so if listing is the better move.

Frequently Asked Questions
Here are the answers to some common questions about selling your house to Golex Properties in Tampa.
I got a substantial damage letter from the City of Tampa. Can I still sell?
Yes. We buy houses before and after a substantial damage determination and factor the required work into our offer.
Will you buy my rental with the tenant still living there?
Yes, even if the tenant isn’t paying or won’t cooperate. The lease transfers with the sale; you don’t need to evict or wait for the lease to end.
Do you buy in Brandon, Riverview and Plant City too?
Yes, across all of Hillsborough County.
How quickly can we close?
Usually about 3 weeks. If there’s a foreclosure sale date or another deadline, as little as 7 days once title is clear, or later if you need time.
What will it cost me to sell?
No commissions, and we don’t take fees out of the offer.
We inherited the house and don’t have an attorney yet. Can you help?
Yes. We can recommend probate attorneys we work with and time our closing around the court.
