What our customers are saying
Selling an Older Condo in West Palm Beach
Many West Palm Beach condos are in older buildings, and Florida’s condo safety law has changed the math for owners. Buildings with three or more habitable stories need a milestone structural inspection once they reach 30 years old and every 10 years after, plus a structural integrity reserve study every 10 years. In many associations that has meant higher dues or large special assessments.
If an assessment or an upcoming inspection is why you’re thinking of selling, tell us when you call. We look at condos and townhomes in older buildings, and we’ll ask for the association’s documents so the offer reflects what’s actually owed.
Older Homes and Historic Neighborhoods
West Palm Beach has some of the oldest neighborhoods in South Florida. El Cid, for example, was mostly built between 1923 and 1926 and is on the local, state and National Register of Historic Places. Older houses often need roofs, plumbing, electrical or windows brought up to date, and homes in historic districts can have extra rules for exterior work. We buy these houses as they are, so the next owner takes on the updates, not you.
Inherited Houses and Probate in Palm Beach County
Palm Beach County probate runs through the Fifteenth Judicial Circuit, with the Clerk’s probate office at the courthouse at 205 N. Dixie Hwy. If there’s an original will, it must be deposited with the Clerk within 10 days of learning of the death. Smaller estates may qualify for summary administration: the limit is $150,000 (up from $75,000 on July 1, 2026), not counting a protected homestead, or the person must have died more than two years ago. A probate attorney can confirm which applies. If you don’t have one, we can recommend probate attorneys we work with. We can buy once the estate has authority to sell, and we often work with heirs who live out of state. Read more in our guide to selling an inherited house in Florida.
Behind on Payments or Facing Foreclosure
In Florida, foreclosure is a court case: once you’re served, you have 20 days to file a written answer. Palm Beach County’s foreclosure auctions are held online, usually Monday through Thursday at 10 a.m., and the Clerk’s site has a Homeowner Support page. Until the Clerk issues the Certificate of Sale, you can still keep the home by paying the judgment, or sell it and keep whatever equity is left. Speak with a Florida-licensed attorney about your options; if you don’t have one, call us and we’ll connect you with one. Our guide How to Stop a Foreclosure in Florida covers every option, including the ones that let you keep the house.
Other Houses We Buy
- Rentals, including houses with tenants still living there
- Houses with storm, water or roof damage, code violations or unpermitted work
- Mobile homes on land you own, and vacant lots (not homes in mobile home parks or co-ops)
- Homes in flood zones. Check your zone by address on Palm Beach County’s Planning, Zoning & Building site (pbc.gov/pzb)
Where We Buy
All of West Palm Beach, plus Riviera Beach, Lake Worth Beach, Greenacres, Palm Springs, Royal Palm Beach, Wellington, Palm Beach Gardens, Jupiter, Boynton Beach, Delray Beach and Boca Raton. Recent West Palm Beach purchases include homes in the 33407, 33417, 33405, 33403, 33409 and 33406 zip codes.
Is a Cash Sale the Right Call?
Not always. If your house shows well, you aren’t in a hurry and you want the top possible price, list it with a good local agent; that usually nets more, even after commission. A cash sale tends to fit when the house needs work, the condo has assessments that scare off financed buyers, there’s a deadline (an estate, a move, a sale date), or you want a closing date you can count on. We’ll tell you honestly which route looks better for your situation.

Frequently Asked Questions
Here are the answers to some common questions about selling your house to Golex Properties in West Palm Beach.
Will you buy my condo if the association has a special assessment?
Often yes. Send us the assessment notice and recent association documents, and we’ll account for what’s owed in the offer.
My house is in a historic district. Does that change anything?
Not for selling to us. We buy as-is; any approvals needed for future exterior work become the next owner’s job.
Can you close if I’ve already moved out of Florida?
Yes. The title company can usually handle signing remotely or by mail.
How fast can you close?
About 3 weeks is typical. With a deadline, such as a foreclosure sale date, as little as 7 days once title is clear. Later dates are fine too.
Are there fees or commissions?
No. No agent commission, and no fees taken out of your offer.
I inherited the house and don’t have a probate attorney. Can you help?
Yes. We can recommend probate attorneys we work with, and we’ll time our closing around the court’s schedule.
